Spotlight: Allplan 2027, and an IFC that stays an Xref in the section

Allplan 2027 notes are now a release, not a beta. IFC can sit as an Xref in the cut. Cloud BIM Manager can flag IDS.

Yesterday’s leftover browser seat was Nemetschek Creator. The unused desktop ship that finally has release notes is Allplan 2027. The notes index now says Release, not Betaversion. Nemetschek dated the launch 28 October 2026.

That is not a new coordination platform. Firms already import the architect’s IFC, lose the cut, then argue about which file the rebar was drawn against. 2027’s useful claim is that the IFC can stay a reference and still show in the section.

What actually shipped

The 2027 notes put the openBIM work in one block. IFC export is unblocked in TeamWork, so a Workgroup session can keep going while the file writes. IFC Xrefs are supposed to appear in views and sections, including derivations, layouts, print and export, without a full import. Allplan says that is how you detail reinforcement against a referenced structure. IFC4 import adds classification and georeferencing. A single Property Palette now holds Base point, Survey point and the Allplan origin, and the same notes add georeferenced PDF export.

Do not read that as a certificate. The features page still says official buildingSMART IFC4 import certification is pending review.

Cloud BIM Manager is the Information Palette 2.0: a table for inspecting, filtering and editing attributes and quantities, with XLSX out. 2027 Help can switch IDS validation on. Violations go red. You can filter to those rows and read the reason on hover. Opening layers can be edited in the same palette. A new bSDD URI attribute is filled on class import.

Mark numbering is the other information job. Notes describe schemas you can save as favorites, tolerance-based grouping on length, area and volume, and automatic renumbering when the design changes. That only helps if the schema matches the mark the fabricator already accepted.

Bimplus notes list BCF 3.0 import and export, an IFC-file-to-model step from Document Management, and a German Bluebeam Studio server. Allplan’s own Issue Manager Help still names BCF 2.0 and 2.1 for the desktop export dialog. Check which path the issue actually took.

Rebar work is real and secondary for a BIM lead: 13 modification palettes, default attributes on placement, automated beam and wall reinforcement, grouped clashes, and an AI Drafter for rebar labels. Construction stages land in the same model. Allplan Cowork, the cloud replacement for Share, is still Features Lab. You turn it on under Help > Features Lab and accept a trial licence.

Allplan Max is included in every 2027 product. No extra signup. Use is unlimited through 2026. After that, Allplan has not published a token cap. AI BIM Analyst, Formula Writer, Drafter and Coach are the named seats. AI BIM Modeler is still beta. Feature Builder and Workflow Builder are MCP plugins that talk to the assistant you already pay for. Prompts leave on that vendor’s terms. Connect lists Windows 11 25H2.

What a BIM lead should do

Do not rewrite the BEP because an IFC can now sit under a section. Keep the issued coordination model as the record. The ISO 19650 rule still holds: the package that leaves the firm is named, dated and approved.

If the office is already on Allplan subscription or Serviceplus, this is worth a morning on a non-sensitive job. Install 2027 from Connect. Attach the architect’s IFC as an Xref, not as an import. Then ask four questions: does the cut, the layout and the PDF still show the reference after you reload; does TeamWork export finish without kicking everyone out; does Cloud BIM Manager fail the same IDS objects your checker already flagged; and do Base point, Survey point and the Allplan origin match the CRS in the BEP when you overlay the IFC4 export.

Do not put a live bid model on Cowork. Do not treat Max answers as approved quantities. Confirm the regional installer before you tell a client the office is on 2027.

Quick answers

Frequently asked questions

Is Allplan 2027 actually shipping, or is this still the July candidate?

The public notes index no longer says Betaversion. The 2027 notes now live at the release URL, Help is Allplan 2027-0, and Connect publishes 2027 system requirements. Nemetschek dated the launch 28 October 2026. Subscription and Serviceplus seats get the installer from Allplan Connect. The press line still says availability can vary by product, package and region.

Does the IFC Xref replace a federated coordination model?

No. The notes say an IFC external reference can display in views and sections, including derivations, layouts, print and export, without a full import. That is for detailing in context. It is not a clash federated model, and nested Xrefs are still not allowed. Overlay the same IFC in the viewer you already trust before you drop the import from the BEP.

What should a BIM lead open first in Cloud BIM Manager?

2027 Help describes a table for attributes, filters, grouping, totals and XLSX export. IDS validation can be switched on so violations turn red and can be filtered. Opening layers can be edited in that palette. That is a property check, not a geometry check. Keep Solibri or BIMcollab on the issued IFC until the same IDS file fails the same objects in both seats.

What is still not released?

Allplan Cowork, the Share replacement, is Features Lab and needs a trial licence. The features page still says official buildingSMART IFC4 import certification is pending review. AI BIM Modeler is labelled beta. Max is included in every 2027 product with unlimited use through 2026; Allplan has not said what the meter does after that. Connect lists Windows 11 25H2.
